# Loan Book Lifetime Value

Your loan book isn't just a list of active loans — it's a revenue engine with a measurable future. Loan Book Lifetime Value (LTV) is ScaleConnect's way of projecting the total revenue your current book of clients will generate over its full lifespan. It combines what you're earning today with what your pipeline and retention trajectory predict you'll earn tomorrow, giving you a single headline number to track, grow, and optimise.

The LTV metric is displayed prominently on the Broker Dashboard and updated as your client data, pipeline, and engagement patterns change.

## What Is Loan Book Lifetime Value?

Loan Book Lifetime Value is the projected total revenue your current loan book will generate from today through the end of each client relationship. It accounts for three inputs:

* **Active client value** — the ongoing commission revenue from clients whose loans are currently settled and serviced
* **Pipeline value** — the projected revenue from clients in onboarding, pre-approval, or application stages who haven't yet settled
* **Retention trajectory** — the rate at which your existing clients stay with you versus refinancing away or discharging their loans

When a client settles a new loan, they move from pipeline to active. When a client refinances away, their trail commission stops and LTV adjusts downward. When you retain a client and they take on additional lending, LTV grows. The headline figure is the sum of these projections across your entire book.

## Dashboard KPIs

The Broker Dashboard presents LTV as a set of interconnected metrics. Each KPI feeds into the headline number and helps you understand where your revenue is coming from and where it's heading.

| KPI                           | What it measures                                                                                  |
| ----------------------------- | ------------------------------------------------------------------------------------------------- |
| **Total LTV** | The headline projection — total lifetime revenue across your entire book |
| **Active Clients Value** | Revenue attributed to currently serviced clients with settled loans |
| **Client Pipeline Value** | Projected revenue from clients not yet settled — onboarding, pre-approval, and application stages |
| **Average LRPU** | Lifetime Revenue Per User — your average projected revenue per client relationship |
| **Retention Engagement Rate** | Percentage change in client retention, and the dollar impact that shift has on total LTV |

Below the KPIs, the dashboard shows a month-on-month trend description that summarises how your book is moving. A rising LTV with stable retention means your pipeline is converting. A stable LTV with falling retention means you're replacing lost clients but not growing. A falling LTV with declining retention means you're losing ground — and the dashboard makes that visible before it becomes a problem.

{% hint style="info" %}
Treat Average LRPU as your per-client health check. If total LTV is growing but LRPU is flat or declining, you're adding volume without depth — more clients, but each one generating less. Focus on strategies that increase per-client lending (refinance, equity release, portfolio expansion) to grow LRPU alongside total book size.

## ScaleAI Impact

The Broker Dashboard includes a dedicated ScaleAI panel that quantifies how the platform's AI-driven features are contributing to your loan book's performance. This panel tracks four metrics:

| Metric                     | What it shows                                                                                                                         |
| -------------------------- | ------------------------------------------------------------------------------------------------------------------------------------- |
| **Engagement Uplift** | Percentage increase in client interactions attributable to automated AI touchpoints — reviews, chat responses, and proactive outreach |
| **Retention Gain** | The improvement in client retention rate since ScaleAI automations were enabled |
| **Deal Velocity Increase** | How much faster pipeline clients are moving from onboarding to settlement compared to your pre-ScaleAI baseline |
| **LTV Dollar Impact** | The estimated dollar increase in your total LTV directly attributable to ScaleAI activity |

These numbers are driven by the automations you've configured. [AI Reviews](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/insights/ai-reviews.md) keep clients informed about their portfolio, which reduces churn. The [Calendar Agent](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/insights/calendar-agent.md) ensures meetings happen on time, which accelerates pipeline conversion. [AI Workflows](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/insights/ai-workflows.md) chain these together into automated engagement sequences that run without manual effort.

The ScaleAI panel is not a vanity metric — it's designed to show the ROI of your automation investment in hard dollar terms. If the numbers are flat, it's a signal to review your automation settings and frequency.

## Upfront vs Trail Commission

The commission breakdown on the Broker Dashboard separates your revenue into its two core components, giving you visibility into how your book earns.

| Commission Type | How it works |
| ---------------------- | ------------------------------------------------------------------------------------------------------------------------ |
| **Upfront Commission** | A one-off payment received at loan settlement, calculated as a percentage of the loan amount |
| **Trail Commission** | An ongoing payment received periodically (typically monthly), calculated as a percentage of the outstanding loan balance |

The dashboard displays four figures in this section:

1. **Total Volume** — the aggregate loan amount across your active book
2. **Upfront Commission** — total upfront payments earned
3. **Trail Commission** — total trail payments earned to date, plus projected future trail
4. **Total Commission** — the combined figure

Trail commission is the primary driver of lifetime value. Even without writing a single new loan, trail continues to accumulate on every active loan in your book. A $500,000 loan generating 0.15% trail per annum produces $750 per year, every year, for the life of that loan. Multiply that across dozens or hundreds of active clients and trail becomes the foundation of sustainable broker income.

{% hint style="info" %}
Trail commission compounds your lifetime value without requiring new deals. A broker with 200 active loans at an average balance of $450,000 and a 0.15% trail rate earns roughly $135,000 per year in trail alone — before writing a single new loan. Protecting that trail by retaining clients is the single most impactful thing you can do for your LTV.
{% endhint %}

## How the Simulator Helps Grow LTV

The ScaleConnect [Simulator](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/insights/strategies.md) isn't just a client-facing tool — it's your pipeline accelerator. Every strategy you build in the simulator identifies concrete opportunities to grow your loan book.

### Identifying opportunities

When you run a simulation for a client, the engine surfaces scenarios that involve new lending events:

* **Refinancing** — replacing an existing loan with a better-structured one generates a new upfront commission and often increases the loan balance (and your trail)
* **Equity release** — accessing available equity for investment or renovation requires new lending products
* **Portfolio expansion** — modelling the purchase of an additional property shows the client the path and gives you the deal
* **Debt consolidation** — restructuring multiple debts into a single facility can increase the total loan and improve the client's position

Each of these scenarios, when acted on, adds a new lending event to your book and increases both upfront and trail commission.

### Moving pipeline to active

Strategies also help convert pipeline clients faster. A First Home Buyer sitting in pre-approval moves to active when they find and settle on a property. Showing them a strategy that models their purchase — with stamp duty, LMI, projected growth, and repayment scenarios — builds confidence and accelerates their decision. A strategy is a conversation tool as much as a financial model.

Present strategies during [AI Review](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/insights/ai-reviews.md) follow-ups or client meetings booked through the [Calendar Agent](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/insights/calendar-agent.md) to turn analysis into action.

## Growing Your Book Over Time

LTV is not a static number — it responds to every decision you make about how you manage your client relationships. The three levers that matter most are retention, engagement, and proactive outreach.

### Retention is the multiplier

Small improvements in retention create outsized gains in LTV. If you retain 5% more clients each year, the compounding effect on trail commission over a five-year horizon is significant. A client who stays for 10 years generates more than double the trail of one who leaves after 4. Retention is not about preventing every departure — it's about shifting the average tenure upward.

### Engagement reduces churn

Clients who hear from their broker regularly are less likely to refinance away. [AI Reviews](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/insights/ai-reviews.md) provide structured, data-driven touchpoints without requiring you to manually write reports for every client. A quarterly review that shows a client their equity has grown, their LVR has improved, and their goals are on track reinforces the value of the relationship.

### Proactive outreach captures deals

The [Calendar Agent](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/insights/calendar-agent.md) and [AI Workflows](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/insights/ai-workflows.md) ensure that when a client crosses a readiness threshold — their fixed rate is expiring, their equity has reached a target, their borrowing power has changed — you're already in their calendar. Deals that might have gone to another broker because you missed the timing are caught by the automation layer.

### The compounding cycle

The virtuous cycle works like this: AI Reviews keep clients engaged → engaged clients stay longer → longer tenure increases trail → trail funds your practice → you reinvest in more clients → more clients increase total LTV → higher LTV gives you more capacity for proactive outreach → and the cycle continues.

The Broker Dashboard tracks this cycle through the KPIs described above. Watch the Retention Engagement Rate and Average LRPU as your leading indicators — if both are rising, your book is compounding.

<details>

<summary>How often is LTV recalculated?</summary>

LTV updates whenever underlying data changes — a new client is onboarded, a loan settles, a client's status changes, or retention metrics are refreshed. The dashboard always reflects the current projection.

</details>

<details>

<summary>Does pipeline value include clients who haven't been pre-approved yet?</summary>

Yes. Pipeline value includes all clients who are in an active onboarding or pre-settlement stage, weighted by their likelihood of converting based on their current status and engagement level.

</details>

<details>

<summary>Can I see LTV broken down by client segment?</summary>

The dashboard shows aggregate LTV. To analyse by segment, use the client list filters to view clients by type (First Home Buyer, Investor, etc.) and review their individual contribution through the client detail view.

</details>

<details>

<summary>What happens to LTV when a client discharges their loan?</summary>

Their trail commission projection drops to zero and they move out of the active book. If they're still in your client list (e.g., they sold a property but may buy again), they contribute to pipeline value based on their readiness status.

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://docs.scaleconnect.com.au/scaleconnect-docs/insights/brokerage-dashboard-1/loan-book-lifetime-value.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
