# Your Clients

Everything about your client book — who they are, where they stand, and what needs your attention. The client dashboard is your operational home in ScaleConnect, and the pages below cover the tools that help you educate, engage, and act on client opportunities.

[Client Readiness](/scaleconnect-docs/insights/client-dashboard/client-readiness.md)

The dashboard shows every client in your book with their key portfolio metrics at a glance, and lets you search, sort, and filter to find the clients who need your attention right now.

## Stats Cards

Four summary cards sit above the client list, giving you an instant read on your book's composition.

| Card              | What it shows                                                                                                                          |
| ----------------- | -------------------------------------------------------------------------------------------------------------------------------------- |
| **Total Clients** | Number of clients in your book, with month-on-month trend |
| **Ready to Buy** | Clients in the Month [readiness tier](/scaleconnect-docs/insights/client-dashboard/client-readiness.md) — your immediate opportunities |
| **Refinancing** | Clients flagged for refinance based on rate expiry, LVR position, or loan competitiveness |
| **Cash-Out Refi** | Clients with available equity who may be candidates for equity release |

Each card shows the current count, percentage change versus last month, and a trend arrow. If "Ready to Buy" is climbing, you have warm leads to contact. If "Refinancing" spikes, fixed rates are expiring across your book.

## Timeline View

A visual representation of each client's projected events over time. Each client appears as a horizontal bar with event icons positioned at the month they occur — goals, property milestones, meeting triggers, and scheduled reviews.

Timeline view is useful when you want to see what's happening across your book over the next 6–12 months. It surfaces clustering — for example, if multiple clients have fixed rates expiring in the same quarter, you can see that pattern immediately and plan your outreach accordingly.

## List View

The default tabular view. Each row represents one client, with the following columns:

| Column               | What it shows                                                    |
| -------------------- | ---------------------------------------------------------------- |
| **Name** | Client name with an icon indicating their account type |
| **Properties** | Number of properties in the portfolio |
| **Portfolio Value** | Total current value of all properties held |
| **Equity Value** | Total equity across the portfolio (value minus debt) |
| **Debt Value** | Total outstanding loan balances |
| **LVR**              | Loan-to-Value Ratio as a percentage                              |
| **Equity Available** | Usable equity after lender buffers (80% LVR threshold) |
| **Cash Savings** | Liquid funds available, including offset account balances |
| **Readiness Date** | Projected date for the client's next goal or readiness milestone |
| **Last Contacted** | Most recent touchpoint with this client |

{% hint style="info" %}
The "Last Contacted" column uses colour-coded badges — green indicates recent contact, red indicates the client hasn't been reached in a while. Use this as a quick visual prompt to re-engage clients who are going cold.

### Search

The search bar filters by client name and next goal. Press Enter to apply. Works across both list and timeline views.

### Sorting

Click the sort controls to order the client list by any of these fields:

| Sort option          | Use case                                                           |
| -------------------- | ------------------------------------------------------------------ |
| **Properties** | Find clients with the largest portfolios |
| **Portfolio Value**  | Surface your highest-value clients                                 |
| **Equity Value** | Identify clients with the most equity |
| **Debt** | Find clients with the highest outstanding balances |
| **LVR %** | Sort by leverage — low LVR clients may be ready for equity release |
| **Equity Available** | Your most actionable clients — usable equity right now |
| **Cash Savings** | Identify clients with strong liquid positions |
| **Readiness Date** | See who is closest to their next milestone |

Each field supports ascending and descending order. Sort parameters persist in the URL, so you can bookmark a specific view.

{% hint style="info" %}
A productive weekly routine: sort by Equity Available (descending), filter to clients in the Month [readiness tier](/scaleconnect-docs/insights/client-dashboard/client-readiness.md), and work through the top 10. These are the clients most likely to convert with a single conversation.
{% endhint %}

<details>

<summary>How many clients can I have in my list?</summary>

Your client list shows all clients in your current subscription tier. Clients are billed in 100-client blocks at $1/client/month. You can add more blocks from Settings → Billing.

</details>

<details>

<summary>What do the icons next to client names mean?</summary>

Three icon types appear next to names: a **person icon** for standard individual clients, an **arrow icon** for linked partner accounts (joint strategies), and a **user icon** for the primary account holder.

</details>

<details>

<summary>Why is a client missing from my list?</summary>

Clients only appear after they've been added through the strategy builder (Start from Scratch or Add Existing ScaleApp User). If you've disconnected a client, they'll no longer appear. Check the Simulator home page under Client Strategies to confirm the connection status.

</details>

<details>

<summary>Can I customise which columns are shown?</summary>

The column layout is fixed at this time. All columns listed above are always visible in list view.

</details>

<details>

<summary>Can I export the client list?</summary>

The client list is not directly exportable. Individual client cashflow data can be exported to Excel from the client detail view (Export button in the header).

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://docs.scaleconnect.com.au/scaleconnect-docs/insights/client-dashboard.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
