# Adding Clients

You can start the add-client flow from multiple places:

* **Add Clients page** — click **Create Account** on the Add New Client card.
* **Simulator** — click **Start from Scratch** in the Scenario Manager. A modal asks how you want to add the client:

<table><thead><tr><th width="212.50390625">Option</th><th>What it does</th></tr></thead><tbody><tr><td><strong>Add existing ScaleApp user</strong></td><td>Link a client who already has a ScaleApp account. Enter their phone number (and optionally a second number for joint accounts) to connect their existing data to your practice.</td></tr><tr><td><strong>Invite new client</strong></td><td>Create a brand new strategy and walk through the full add-client flow — profile, properties, goals, and automations.</td></tr></tbody></table>

If the client already uses ScaleApp, linking by phone is the fastest path — their portfolio data comes across automatically. If they're new, the invite flow creates everything from scratch.

**Templates pre-fill realistic data** so you don't start from scratch. Click **Use Templates** in the sidebar to choose from client profiles, property scenarios, goal presets, and automation configs.
{% endhint %}

## The Add-Client Flow

### Client Profile

The profile page has four sections.

1. **Personal Details** — first name and date of birth are required. Last name, email, phone, and client type (First Home Buyer, Existing Home Owner, Investor, or Downsizer) round out the record.
2. **About the Client** — toggles for Australian citizenship, partner status, private healthcare, HECS/HELP loan, and a dependents slider.
3. **Income & Expenses** — deposit savings, gross annual salary, and monthly living expenses.
4. **Personal Parameters** — optional indexed growth toggles for salary and living expenses.

Click **Save** to create the record. The sidebar ticks off the section and you move on.

### Properties

Search for an address using the PropTrack-powered search bar — it auto-fills location, property specs, and land value. Then complete purchase details, ownership, acquisition costs, cashflows, loan details, parameters, and tax. For full details, see [Adding Properties](/scaleconnect-docs/simulator/adding-properties.md).

You can add multiple properties and multiple loans per property. Each property appears in the sidebar.

### Goals and Subgoals

Set a primary goal (Home or Investment purchase) with target price, state, acquisition costs, and deposit strategy. Then optionally add subgoals — Portfolio Value, Debt Remaining, Equity, Annual Free Cashflow, or Proceeds from Sale — each with a start date and target.

### AI Automations

Configure how ScaleAI monitors this client: review frequency, review scope (10 toggle areas), scheduling bot settings (trigger metric, target value, lead time), and approval mode. For full details, see [Set Up Your Automations](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/simulator/adding-clients/set-up-your-automations.md).

### Joint Accounts

After saving Client 1, click **Add Client 2** to add a partner or co-investor. Client 2 gets their own profile. On the Properties step, the Ownership section lets you split percentages between both clients.

{% hint style="warning" %}
The Client 2 form is locked until Client 1 is saved.
{% endhint %}

## Key Client Inputs

<details>

<summary>Client Type</summary>

First Home Buyer, Existing Home Owner, Investor, or Downsizer.

First Home Buyers may qualify for state-specific stamp duty exemptions or concessions depending on purchase price and property location. The simulator applies the relevant concession automatically when a property is added in the selected state. Client type also influences which strategy templates are recommended.

</details>

<details>

<summary>Australian Citizenship</summary>

Non-Australian citizens and temporary residents may be subject to foreign buyer stamp duty surcharges that vary by state (e.g. 8% in NSW, 8% in VIC). The simulation applies the applicable surcharge when this toggle is off. Foreign buyers may also require FIRB approval, which carries additional fees.

</details>

<details>

<summary>Partner</summary>

Toggles joint account mode. When enabled, a second client profile becomes available — both people get independent personal timelines (income, expenses, tax) while sharing the property portfolio. Required for Joint Tenants or Investment Partners ownership on properties.

After saving Client 1, the **Add Client 2** button appears. Client 2 gets their own personal details, income, and expenses. On the Properties step, you can set ownership splits between both clients.

</details>

<details>

<summary>Private Healthcare</summary>

Without private hospital cover, the Medicare Levy Surcharge (MLS) applies at 1–1.5% of taxable income for singles earning above the MLS threshold (\~$93,000). The simulation adds the MLS to the client's annual tax liability when this toggle is off and income exceeds the threshold. The threshold is higher for families with dependents.

</details>

<details>

<summary>HECS/HELP Loan</summary>

When toggled on, the simulation deducts compulsory HELP repayments from the client's disposable income. Repayments are a percentage of taxable income above the minimum repayment threshold, scaling from 1% to 10% as income increases. This reduces free cashflow and can affect effective borrowing capacity.

</details>

<details>

<summary>Dependents</summary>

Number of dependent children. Affects Medicare Levy Surcharge income thresholds (higher for families) and can influence expense scaling assumptions in long-term projections.

</details>

<details>

<summary>Deposit Savings</summary>

Total cash available for a property deposit. Determines the deposit amount for the first property, which flows into LVR calculation, LMI assessment, and initial loan balance. If savings result in less than a 20% deposit on the purchase price, LMI is typically triggered.

</details>

<details>

<summary>Gross Annual Salary</summary>

Primary income input. Drives PAYG tax calculations (marginal rates, Medicare levy, HELP repayments if applicable), personal cashflow projections, and free cashflow after expenses. Compounds each year by the salary growth rate when indexing is enabled.

</details>

<details>

<summary>Monthly Living Expenses</summary>

Core personal expense after tax and loan repayments. The simulation treats this as a fixed monthly outflow that escalates annually by the living expense growth rate. Directly affects free cashflow — the amount remaining after tax, loan repayments, and living expenses are deducted.

</details>

<details>

<summary>Salary Growth Rate</summary>

Annual percentage increase applied to gross salary when the indexed toggle is on. Salary compounds each year at this rate, affecting long-term income projections, tax bracket progression, and free cashflow growth. Default rate is set in the strategy's global assumptions.

</details>

<details>

<summary>Living Expense Growth Rate</summary>

Annual percentage increase applied to monthly living expenses when the indexed toggle is on. Typically set as an inflation proxy. Expenses compound each year, eroding free cashflow over longer projection periods. Default rate is set in the strategy's global assumptions.

# Agent Instructions
This documentation is published with GitBook. GitBook is the documentation platform designed so that both humans and AI agents can read, navigate, and reason over technical content effectively. Learn more at gitbook.com.

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://docs.scaleconnect.com.au/scaleconnect-docs/simulator/adding-clients.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
