# Simulator Overview

The Simulator is where you model client strategies — personal finances, property assumptions, and future events over time. Every change recalculates cashflows, equity, and projections instantly so you can explore scenarios before clients commit.

> **Use Case**
>
> Use it to answer "What if they refinanced?" "What if they bought a second property?" "What happens if rates go up?"

## Client Timelines

Purple rows — one per person in the strategy (e.g. Client 1, Client 2 for joint accounts). Each row is a personal timeline showing their income, expenses, loans, and life events plotted across months. Click a row to drill into that person's cashflows. Everything from salary changes to one-off bonuses appears here.

See [Personal Assumptions](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/simulator/personal-assumptions.md) and [Personal Events](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/simulator/personal-events-1.md) for full details on what you can add.

## Property Timelines

Green rows — one per property in the portfolio. Each row shows that property's events over time: rental income changes, loan updates, capital growth adjustments, refinances, sales, and more. Click a row to drill into that property's cashflows and history.

See [Property Assumptions](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/simulator/property-assumptions.md) and [Property Events](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/simulator/property-events-1.md) for full details.

## Timeline Markers

Two vertical lines help you orient on the timeline:

* **Green line** — The beginning of the client's strategy, marked by the start of the financial year they signed up to ScaleApp.
* **Purple line** — Today's date. Everything to the left is historical; everything to the right is projected.
* **Blue line** — Date property added.

***

## Month Selector

The white **+** and grey month bar let you choose which month you're working in. Click the grey bar at any month to open the **Quick Actions** menu — from here you can:

* **Add property** — Add a new property to the portfolio (address search, manual entry, or hypothetical)
* **Add events** — Add personal or property events at the selected month
* **Specify monthly outputs**

{% @arcade/embed url="<https://app.arcade.software/share/hmXnZ1dsIdG3TjCZG0rO>" flowId="hmXnZ1dsIdG3TjCZG0rO" %}

***

## Events

One-off changes you add to a specific month. Events represent things that happen once (or start at a point in time) — a bonus, a property sale, a new loan, a one-off expense.

Each event affects cashflows from that month forward.

Personal events appear on the purple client rows; property events appear on the green property rows.

See [Personal Events](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/simulator/personal-events-1.md) and [Property Events](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/simulator/property-events-1.md).

{% @arcade/embed url="<https://app.arcade.software/share/Yg7ULbkeXjOJ94HgEYnq>" flowId="Yg7ULbkeXjOJ94HgEYnq" %}

## Assumptions

Assumptions are ongoing baseline values that apply continuously until you change them.

Assumptions represent recurring figures — salary, living expenses, capital growth rate, rental income, operating costs.

When you update an assumption at a given month, the new value carries forward through all future months until the next change.

See [Personal Assumptions](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/simulator/personal-assumptions.md) and [Property Assumptions](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/simulator/property-assumptions.md).

## Icons

Coloured icons along each row show what's happening and when. Each icon type represents a different category. Click any icon to open its details and edit.

{% tabs %}
{% tab title="Assumptions" %}
**Personal:** Salary, living expenses, side hustle, HECS/HELP, recurring bonuses, dependants, personal loans, PAYG tax, misc investment cashflows.

**Property:** Capital growth, rental income, operating costs, variable rate, cost escalation, rental growth, debt payments.
{% endtab %}

{% tab title="Events" %}
**Personal:** Bonus or commission, one-off expense, capital gain or loss, personal loan, car loan, offset or repayment.

**Property:** One-off expense (operating or PP\&E), appraisal, move house, property sale, granny flat, partial rental, add or refinance loan.
{% endtab %}

{% tab title="Goals" %}
**Primary client goals** — e.g. first home purchase, investment portfolio growth. Goals appear as markers on the timeline at the target date.
{% endtab %}

{% tab title="Sub-goals" %}
Targets that feed into the primary goal — portfolio value, debt remaining, equity, annual free cashflow, proceeds from sale. Each sub-goal tracks progress toward a specific number.
{% endtab %}

{% tab title="Readiness trigger" %}
Meeting trigger — automatically alerts you when a client hits a milestone worth discussing, like reaching a deposit target or a refinance window opening. (Coming soon.)
{% endtab %}
{% endtabs %}

## Monthly Cashflows

Four summary cards at the top of the screen showing live totals: Cash Available, Portfolio Value, Equity Available, and Debt Outstanding. These figures recalculate instantly as you add or change events. They also update when you switch between the full strategy view, a single client, or a single property.

## Charts

Visual reports generated from the strategy data. Includes equity growth, cashflow projections, debt reduction, and portfolio composition over time. Configurable time horizon (5–50 years) so you can zoom in on the near term or look at the full picture.

See [Charts & Reports](/scaleconnect-docs/simulator/charts-and-reports.md).

***

## Cashflows

Detailed month-by-month and year-by-year cashflow projections at three levels:

* **Portfolio Cashflows** — Combined view across all properties and personal income
* **Personal Cashflows** — Income, expenses, tax, and savings for each person

See [Cash Flow Projections](/scaleconnect-docs/simulator/cash-flow-projections.md).

***

## Edit Strategy

Opens the strategy editor where you can change the client's profile, add or remove properties, update goals and sub-goals, and configure AI automations. Use this when you need to make structural changes rather than adding individual events.

See [Creating a Strategy](/scaleconnect-docs/simulator/strategies.md).

***

## Compare Strategies

Opens a side-by-side comparison of two strategies for the same client. Useful for showing clients the difference between their Base Case and a "What if?" scenario — e.g. "What if you refinanced and bought a second property?" Differences in cashflows, equity, and debt are highlighted.

See [Compare Strategies](/scaleconnect-docs/simulator/clone-and-compare.md).

{% @arcade/embed url="<https://app.arcade.software/share/VcxLfo3KqVtFEPrK8vJ9>" flowId="VcxLfo3KqVtFEPrK8vJ9" %}

***

## Export Cashflows

Export projections to Excel — property-level and portfolio-level.

The export includes month-by-month data so you can share detailed numbers with clients or use them in external modelling. Handy for client meetings, loan applications, and financial planning.

{% @arcade/embed url="<https://app.arcade.software/share/ZUEc017AkK1ai3N7txBC>" flowId="ZUEc017AkK1ai3N7txBC" %}

***

## Client Overview

The Overview tab shows a snapshot of the client's current position — cash available, portfolio value, equity, debt, property cards with key metrics, and goal progress with percentage tracking.

This is the first thing you see when you open a client and gives you a quick read on where they stand before diving into the Simulator.

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://docs.scaleconnect.com.au/scaleconnect-docs/simulator/getting-around.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
