# Creating a Strategy

A strategy is the core unit of simulation in ScaleConnect. It combines a client's personal finances, properties, loans, events, assumptions, and goals into a single projection of their financial position over time.

Every client starts with a **Base Case** strategy — their current reality.

From there, you clone it to create alternative scenarios: "What if they refinanced?", "What if they bought a second property?", "What happens if rates go up?"

***

## Simulator Home Page

The **Simulator** page (sidebar → Simulator) is your strategy hub. It has three sections:

1. Your Strategies
2. Strategy Templates
3. Client Strategies

<table><thead><tr><th width="188.1640625">Section</th><th>What it contains</th></tr></thead><tbody><tr><td><strong>Your Strategies</strong></td><td>The <strong>Start from Scratch</strong> card, plus any sub-strategies (clones) you've created</td></tr><tr><td><strong>Strategy Templates</strong></td><td>Pre-built starting points for common client scenarios</td></tr><tr><td><strong>Client Strategies</strong></td><td>Every connected client's Base Case and any sub-strategies beneath it</td></tr></tbody></table>

The search bar at the top filters across all three sections by client name or email.

{% hint style="info" %}
For a full walkthrough of the Simulator layout, tabs, and navigation, see [Getting Around](/scaleconnect-docs/simulator/getting-around.md).
{% endhint %}

### Strategy cards

Each strategy in **Your Strategies** shows:

* Strategy name (prefixed with the client's name for sub-strategies)
* Description — property count and last-updated date
* A **delete** icon (trash) on hover — only available for sub-strategies, not the Base Case

Each card in **Client Strategies** shows:

* Client name
* Strategy name (or "Base Case" for the primary strategy)
* A **clone** icon — opens the clone dialog
* A **disconnect** icon — removes the client from your practice

Clicking a strategy card navigates to that client's simulation view. Clicking **Start from Scratch** opens the new strategy dialog.

## Creating a New Strategy

When you click **Start from Scratch** in the Your Strategies section, you will be offered two paths:

1. Connect with an existing ScaleApp user
2. Invite/onboard a new client

### Connect with an Existing ScaleApp User

Links a client who already has a ScaleApp account. Enter their mobile number (and optionally a second for joint accounts). Their data imports automatically.

{% hint style="info" %}
When linking an existing ScaleApp user, the client's profile, properties, and financial data are pulled in from their app. You can edit any of this once the strategy is created.
{% endhint %}

### Onboard a New Client

Opens the strategy builder from scratch so you can enter everything manually.

## Naming a Strategy

Every Base Case strategy defaults to **"Base Case Strategy"**. Cloned sub-strategies default to **"Unnamed Strategy"**.

You can rename a sub-strategy during the clone process by entering a name in the clone dialog. Use names that make it easy to compare — e.g. "Base Case", "Refinance at 5.5%", "Buy IP in 2026".

Strategies are grouped by client in the Client Strategies section. The client's name is shown on each card alongside the strategy name.

***

## <mark style="color:$primary;">Building a strategy</mark>

The strategy builder walks through five steps.

You must complete each before moving to the next, but you can jump back to any previous step at any time.

{% stepper %}
{% step %}

### Client Profile

The client's personal and financial details.

<table><thead><tr><th width="226.453125">Section</th><th>Key fields</th></tr></thead><tbody><tr><td><strong>Identity</strong></td><td>Name, email, phone, date of birth, client category (First Home Buyer, Existing Home Owner, Downsizer, Investor)</td></tr><tr><td><strong>Citizenship</strong></td><td>Australian citizen, permanent resident</td></tr><tr><td><strong>Household</strong></td><td>Partner (yes/no), dependants (0–10)</td></tr><tr><td><strong>Health &#x26; education</strong></td><td>Private healthcare provider, HECS/HELP loan balance</td></tr><tr><td><strong>Finances</strong></td><td>Gross annual salary, monthly living expenses, deposit savings, superannuation balance and provider</td></tr><tr><td><strong>Personal parameters</strong></td><td>Indexed salary growth rate, indexed living expenses growth rate</td></tr></tbody></table>

{% hint style="info" %}
If the client has a partner, toggle **Partner** on. You'll fill in a second profile with the same fields. Joint account strategies combine both incomes and expenses into one simulation.
{% endhint %}
{% endstep %}

{% step %}

### Properties

Each property in the strategy is a full financial profile — not just an address.

<table><thead><tr><th width="176.5546875">Section</th><th>Key fields</th></tr></thead><tbody><tr><td><strong>Location</strong></td><td>Address search, suburb, state, postcode</td></tr><tr><td><strong>Specs</strong></td><td>Bedrooms, bathrooms, car spaces, land area, floor space, property type (house, unit, townhouse, apartment, land, duplex), lot type (established, new, off-plan)</td></tr><tr><td><strong>Purchase</strong></td><td>Purchase date, purchase price, land value, property purpose (owner-occupier or investment)</td></tr><tr><td><strong>Acquisition costs</strong></td><td>Stamp duty, legal fees, inspection fees, LMI, other costs</td></tr><tr><td><strong>Loan</strong></td><td>Lender, loan amount, interest rate, loan term, loan type (P&#x26;I or interest-only), fixed period, interest-only period</td></tr><tr><td><strong>Cashflow</strong></td><td>Weekly rent, occupancy rate, operating expenses</td></tr><tr><td><strong>Growth assumptions</strong></td><td>Capital growth %, rent &#x26; cost growth %, selling costs %, vacancy rate %</td></tr><tr><td><strong>Commission</strong></td><td>Upfront commission %, trail commission %</td></tr></tbody></table>

You can add multiple properties to a single strategy. Each one appears as its own row on the simulation timeline.

{% hint style="info" %}
**Templates speed this up.** When adding a property, you can load from a pre-built template that pre-fills the form with realistic defaults. You still need to enter the address and adjust to the client's specifics.
{% endhint %}
{% endstep %}

{% step %}

### Goals

Goals define what the client is working towards as their primary objective.

Each goal is defined as either a **Home** purchase or an **Investment** purchase, however it is simply a 'Cash & Equity' goal.

<table><thead><tr><th width="214.96484375">Field</th><th>Notes</th></tr></thead><tbody><tr><td>Type</td><td>Home or Investment</td></tr><tr><td>Target property</td><td>Purchase price, state, property type, lot type</td></tr><tr><td>Saving style</td><td>Cash only, equity only, or cash + equity</td></tr><tr><td>Deposit</td><td>Dollar amount or percentage</td></tr><tr><td>Acquisition costs</td><td>Stamp duty, LMI, other expenses</td></tr><tr><td>First home buyer</td><td>Yes/no (affects stamp duty concessions)</td></tr></tbody></table>
{% endstep %}

{% step %}

### Subgoals

Subgoals are portfolio-level financial targets with a deadline. They track progress against the strategy's projections.

<table><thead><tr><th width="218.1328125">Subgoal type</th><th>What it tracks</th></tr></thead><tbody><tr><td>Portfolio Value</td><td>Total value of all properties</td></tr><tr><td>Debt</td><td>Outstanding loan balances</td></tr><tr><td>Equity</td><td>Net equity across the portfolio</td></tr><tr><td>Equity Available</td><td>Usable equity (factoring in LVR)</td></tr><tr><td>Cashflow from Portfolio</td><td>Net income from all properties</td></tr><tr><td>Annual Cashflow</td><td>Total annual free cashflow</td></tr></tbody></table>

Each subgoal has a **target value** and a **target date**. The simulator shows progress towards these as the timeline advances.
{% endstep %}

{% step %}

### AI Automations

The final step configures how ScaleConnect's AI monitors and engages with this client over time.

* **Review frequency** — how often the AI generates a portfolio review (monthly, quarterly)
* **Meeting trigger** — what metric triggers a meeting suggestion (LVR threshold, equity milestone, goal progress)
* **Lead time** — how far ahead to flag the trigger
* **Action** — auto-book a meeting or just notify you
* **Report sections** — which areas to include (portfolio performance, loan competitiveness, cashflow position, rate sensitivity, tax optimisation, wealth trajectory, borrowing power, market opportunities, goals alignment)
* **Template message** — the message sent to the client when a trigger fires

{% hint style="info" %}
Automations are optional. You can skip this step and configure them later from the client's strategy view. See [Set Up Your Automations](https://github.com/scaleapp-au/scaleconnect-docs/blob/main/simulator/set-up-your-automations.md) for a full walkthrough.
{% endhint %}
{% endstep %}
{% endstepper %}

***

## Editing a strategy

To edit an existing strategy, open the client's simulation view and click the **pencil icon** (Edit) in the top-right corner. This loads the strategy builder with all five steps pre-filled.

You can jump to any step — client profile, properties, goals, subgoals, or automations — and make changes. Only the sections you modify are re-saved.

| Area | How to change it |
| ------------------------------ | ---------------------------------------- |
| Client profile | Edit → Client Profile step |
| Add/remove properties          | Edit → Properties step                   |
| Loan terms, rates, assumptions | Edit → Properties step → select property |
| Goals and subgoals             | Edit → Goals / Subgoals steps            |
| AI automations                 | Edit → Automations step                  |

## Deleting a Strategy

Only sub-strategies can be deleted. The Base Case persists as long as the client is connected.

To delete a cloned-strategy:

1. Find the strategy card in **Your Strategies** on the Simulator home page.
2. Hover over the card and click the **trash icon**.
3. Confirm in the dialog.

Deletion is permanent and cannot be undone. Deleting a sub-strategy has no effect on the Base Case or other sub-strategies.

{% hint style="warning" %}
There is no archive or soft-delete. Once deleted, the strategy and all its data are gone.
{% endhint %}

***

## Disconnecting a Client

Disconnecting removes a client from your practice. It does not delete their ScaleApp account or data — they retain everything on their end.

To disconnect:

1. Find the client's card in **Client Strategies** on the Simulator home page.
2. Click the **disconnect icon** (unlink).
3. Confirm in the dialog.

<details>

<summary>Can I have multiple strategies for the same client?</summary>

Yes. Clone the Base Case to create as many alternative scenarios as you need. Each sub-strategy runs its own independent simulation.

</details>

<details>

<summary>What happens if I delete a strategy?</summary>

Only sub-strategies can be deleted. The Base Case persists as long as the client is connected. Deleting a sub-strategy has no effect on the Base Case or other sub-strategies. Deletion is permanent.

</details>

<details>

<summary>Can I use a template to pre-fill a property or goal?</summary>

Yes. Inside the strategy builder, the Properties and Goals steps each have template options. Select a template to pre-fill the form, then customise the details for your client.

</details>

<details>

<summary>How do I disconnect a client entirely?</summary>

From the Simulator home page, click the disconnect icon on the client's card in Client Strategies and confirm. This removes the client from your practice — it does not delete their ScaleApp account or data.

</details>

<details>

<summary>Can I edit the Base Case?</summary>

Yes. The Base Case is fully editable. Click Edit on the client's simulation view to update their profile, properties, goals, or automations. The Base Case should always reflect the client's current situation.

</details>

<details>

<summary>Can I rename a sub-strategy after creating it?</summary>

Not directly from the Simulator home page at this time. You name the strategy during the clone process. Renaming support post-creation is planned.

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://docs.scaleconnect.com.au/scaleconnect-docs/simulator/strategies.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
