# Templates

Templates are pre-built starting points that fill in forms with realistic data, so you can assemble a complete client strategy in minutes instead of entering every field manually. They cover client profiles, properties, goals, and AI automation settings.

Two template systems exist in ScaleConnect: the **Template Builder** (used when onboarding a client) and **Strategy Templates** (quick-start cards on the Simulator home page).

## <mark style="color:$primary;">Template Builder</mark>

The Template Builder is a full-screen modal that appears during the Add Clients flow. It lets you pick from pre-built templates across four categories — client profiles, properties, goals, and AI automations — then combines your selections into a single strategy.

### Using the Template Builder

1. Select a **client profile** template. This pre-fills personal details, income, savings, and tax information. You can add up to two clients (e.g. for joint accounts).
2. Add one or more **property** templates. Each pre-fills address fields, purchase price, loan structure, rental income, and assumptions.
3. Add a **goal** template. This pre-fills the target purchase price, deposit, stamp duty, LMI, and other acquisition costs.
4. Optionally add an **AI automation** template. This configures the review frequency, trigger conditions, and which review parameters ScaleAI analyses.
5. Click **Save** to close the Template Builder and return to the Add Clients form with all selected templates applied.

You can mix and match freely — use a First Home Buyer client profile with a Queensland Apartment property template and an Investment Goal, for example.

{% hint style="info" %}
Templates pre-fill form fields but leave personal identifiers (name, email, phone, address) blank. You still need to enter the client's actual details before saving.
{% endhint %}

After saving, every pre-filled field is editable. Adjust any value to match the client's real situation — the template is a starting point, not a locked configuration.

## <mark style="color:$primary;">What's in a Template?</mark>

A template can contain data for one or more of these sections:

<table><thead><tr><th width="216.00390625">Section</th><th>What's pre-filled</th></tr></thead><tbody><tr><td><strong>Client profile</strong></td><td>Date of birth, client category, citizenship, partner status, healthcare, HECS debt, dependents, savings, salary, expenses, superannuation</td></tr><tr><td><strong>Property</strong></td><td>Property type, lot type, state, purchase price, land value, purpose (owner-occupier or investment), stamp duty, legal/inspection fees, loan amount, interest rate, loan term and type, commission rates, growth and cost assumptions, rental income, LMI</td></tr><tr><td><strong>Goal</strong></td><td>Goal type (home or investment), target price, deposit amount and percentage, stamp duty, LMI, other expenses, total acquisition costs</td></tr><tr><td><strong>AI automation</strong></td><td>Review frequency, meeting trigger and target, template message, and 10 review parameter toggles</td></tr></tbody></table>

### Client Profile Templates

Three client profile templates are available. Each pre-fills personal details, financial position, and tax-related fields.

| Template                         | Scenario                               | Key defaults                                       |
| -------------------------------- | -------------------------------------- | -------------------------------------------------- |
| First Home Buyer | Young buyer with savings and HECS debt | $95k salary, $65k deposit, $28k HECS, 0 dependents |
| First Home Buyer – Lower Savings | First buyer with a smaller deposit | $78k salary, $35k deposit, no HECS |
| Existing Home Owner | Established owner looking to invest | $155k salary, $120k deposit, partner, 2 dependents |

### Property Templates

Six property templates cover common Australian property scenarios. Each pre-fills the property type, purchase price, loan structure, rental income, and growth assumptions.

| Template                            | Purpose                       | State | Price      | Loan type            |
| ----------------------------------- | ----------------------------- | ----- | ---------- | -------------------- |
| Investment Property – NSW           | Standard NSW investment       | NSW   | $820,000   | P\&I                 |
| Owner-Occupier – Interest Only      | Owner-occupied with IO period | NSW   | $1,450,000 | Interest Only (5 yr) |
| Owner-Occupier DTO                  | Owner-occupied dual income    | NSW   | $1,650,000 | Interest Only (5 yr) |
| NSW Investment + Interest-Only Loan | Investment with IO structure  | NSW   | $780,000   | Interest Only (5 yr) |
| Investment Property – VIC           | Victorian unit investment     | VIC   | $620,000   | P\&I                 |
| Queensland Apartment                | QLD apartment investment      | QLD   | $585,000   | P\&I                 |

### Goal Templates

Three goal templates pre-fill acquisition cost estimates including stamp duty, LMI, and deposit structure.

| Template        | Goal type              | Target price | Deposit | State |
| --------------- | ---------------------- | ------------ | ------- | ----- |
| Home Goal       | Home purchase          | $800,000     | 10%     | QLD   |
| Investment Goal | Investment purchase    | $750,000     | 20%     | NSW   |
| Upgrade Goal    | Upgrade to larger home | $1,200,000   | 20%     | VIC   |

### AI Automation Templates

Three automation templates configure how ScaleAI monitors the client's strategy and triggers reviews.

| Template                 | Frequency | Trigger          | Review focus                                        |
| ------------------------ | --------- | ---------------- | --------------------------------------------------- |
| Monthly → Growth         | Quarterly | LVR hits 80%     | All parameters enabled, auto-books meeting          |
| Monthly → Cashflow | Monthly | Equity threshold | Cashflow, rate sensitivity, borrowing power |
| Quarterly → Debt Paydown | Quarterly | Goal progress | Debt reduction, tax optimisation, wealth trajectory |

Each automation template sets review parameters (portfolio performance, loan competitiveness, cashflow, rate sensitivity, tax, wealth trajectory, borrowing power, market opportunities, and action items) and a message template for client communication.

## <mark style="color:$primary;">Strategy Templates</mark>

{% hint style="danger" %}
This feature is currently undergoing QA.
{% endhint %}

{% hint style="info" %}
Strategy templates are coming soon. Clicking any card currently shows a preview dialog — the templates are not yet active. Once released, selecting a strategy template will create a new pre-populated strategy directly from the Simulator home page, without going through the full Add Clients flow. You can help prioritise which templates ship first by sending feedback via the in-app chat widget.
{% endhint %}

<details>

<summary>What's the difference between the Template Builder and Strategy Templates?</summary>

The Template Builder is available now inside the Add Clients flow. It lets you combine individual templates (client profile + property + goal + automation) to assemble a custom strategy during onboarding. Strategy Templates (on the Simulator home page) will be one-click starting points that create a fully pre-built strategy — they aren't active yet.

</details>

<details>

<summary>Can I edit the values after applying a template?</summary>

Yes. Every field a template fills is fully editable. Templates set starting values — adjust anything to match the client's actual situation before saving.

</details>

<details>

<summary>Can I apply multiple property templates to the same strategy?</summary>

Yes. In the Template Builder, you can add as many property templates as you need. Each one creates a separate property in the strategy.

</details>

<details>

<summary>Do templates include events on the property timeline?</summary>

No. Templates pre-fill property details, loan structure, and assumptions, but don't add timeline events (refinances, sales, renovations, etc.). Add those manually after the strategy is created.

</details>

<details>

<summary>Can I save my own custom templates?</summary>

Not yet. Custom template creation is planned alongside the Strategy Templates feature. For now, use the pre-built templates as a starting point and adjust the values manually.

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://docs.scaleconnect.com.au/scaleconnect-docs/simulator/templates.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
