# Limitations & Disclaimers

ScaleConnect is a financial modelling and simulation platform for mortgage brokers. Please read the following carefully — they outline important boundaries on what the platform does and does not do.

***

## ScaleConnect is not financial advice

{% hint style="warning" %}
ScaleConnect Pty Ltd (ACN 690 604 427) does not provide any credit assistance, financial product advice or other financial service, and does not hold an Australian Financial Services Licence or Australian Credit Licence. ScaleConnect also does not provide legal, property, taxation or accounting advice.
{% endhint %}

The simulator produces projections based on the assumptions and inputs you configure. These projections are modelling tools for exploring scenarios — they are not predictions, guarantees, or recommendations.

| What simulations are | What simulations are not |
| ----------------------------------------- | ------------------------------------------------ |
| Scenario modelling based on your inputs | Guaranteed forecasts of future performance |
| A tool to explore "what if" questions | Financial advice or investment recommendations |
| A starting point for client conversations | A substitute for professional financial analysis |

Any advice, recommendations, or information provided to clients via ScaleConnect by their mortgage broker is provided solely by the broker — not by ScaleConnect. ScaleConnect does not review, endorse, or verify the accuracy, completeness, or suitability of any advice provided by brokers through the platform.

Brokers are responsible for verifying any information entered into or accessed via ScaleConnect, and for any advice they provide to clients. You should seek your own financial, legal, taxation, property, or accounting advice as needed.

## AI-generated content

ScaleAI powers AI Reviews, Broker Brain, Ask AI, and the Client Assistant. AI outputs are observations and analysis, not recommendations.

* AI-generated reviews are a starting point for your professional assessment
* All AI content should be reviewed, verified, and where appropriate edited by a qualified broker before being shared with clients
* ScaleAI does not consider the full context of a client's personal circumstances, risk tolerance, or regulatory requirements beyond what is entered into the platform
* AI responses are generated using the client's strategy data and the platform's certified financial model — but they are not a substitute for your expertise

{% hint style="info" %}
The AI's financial model has been independently audited and certified — see [Data Integrity](/scaleconnect-docs/trust-centre/data-integrity.md) for details. However, the AI's interpretation and commentary layers are generated by a language model and should be treated as drafts, not final assessments.
{% endhint %}

## Data accuracy

{% hint style="warning" %}
Brokers are responsible for verifying data accuracy.
{% endhint %}

ScaleConnect models are based on data obtained from sources believed to be reliable and accurate at the time of publication, but we do not make any representation or warranty that it is accurate, complete, or up to date. We accept no ongoing obligation to correct or update data from third-party sources, and to the extent permitted by law, disclaim all liability for errors or mistakes in third-party data.

* ScaleConnect does not independently verify property valuations, rental yields, or market data
* PropTrack-sourced property data is provided on an "as available" basis and may not reflect the most recent transaction or valuation
* Simulation results are projections based on the assumptions you set — actual outcomes will vary
* Historical data and trends used in simulations are illustrative and may not reflect future conditions

## Simulation limitations

There are risks involved in property investing. The value of property can and does fluctuate, and past performance is not a reliable indicator of future performance. Any forecasts provided are predictive in character — you should not place undue reliance on them. Forecasts may be affected by incorrect assumptions, changes in the law, incorrect user inputs, unforeseen changes in economic circumstances, or by other known or unknown risks. Actual results may differ substantially from the forecasts.

The simulator models a wide range of financial scenarios, but it operates within defined boundaries:

* **Tax calculations** follow current ATO rules as at the model's last update — future legislative changes are not anticipated automatically
* **Growth rates** (capital growth, rental growth, cost escalation) are assumptions, not predictions — defaults are starting points that should be adjusted for each client's situation
* **Borrowing power** estimates are indicative — actual borrowing capacity depends on lender-specific criteria, credit history, and assessment policies that are not modelled
* **State-based calculations** (stamp duty, land tax, first home buyer concessions) follow the rules for each state as at the model's last update
* **Multi-entity structures** (trusts, companies, SMSFs) are not currently supported in the simulator

Nothing in ScaleConnect shall be construed as a solicitation to buy or sell any property, or to engage in or refrain from engaging in any transaction.

## Limitation of liability

To the extent permitted by law, neither ScaleConnect Pty Ltd (ACN 690 604 427) nor any of its related entities accepts any responsibility for errors, omissions, or misstatements of any nature, irrespective of how these may arise, nor will it be liable for any loss or damage suffered as a result of any reliance on the information included in ScaleConnect.

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://docs.scaleconnect.com.au/scaleconnect-docs/trust-centre/limitations-and-disclaimers.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
